Virginia caps what a notary can legally charge for a traditional notarial act at $10 (Va. Code § 47.1-19). At A&C, it's free for our active clients.

What you need: the document ready to sign, and a valid photo ID.

We prepare and notarize a power of attorney that legally authorizes one person to act on another's behalf.

What you need:

• Full name and valid ID for the principal (the person granting authority)
• Full name, valid ID, and relationship of the agent (the person being authorized)
• Exactly what the agent will be authorized to do

A power of attorney in Virginia is presumed "durable" — meaning it stays valid even if the principal later becomes incapacitated — unless the document states otherwise (Va. Code § 64.2-1602).

Please note: A&C notarizes the document but does not issue apostilles. If it will be used outside the U.S., check with your consulate first.

We prepare the notarized letter authorizing a minor to travel outside the country with one parent, a relative, or another authorized adult.

What you need:

• The minor's full name, date of birth, and ID or passport copy
• Full name and ID of the parent(s)/guardian(s) authorizing the trip, with signatures
• Full name, ID, and relationship of the adult traveling with the minor
• Flight details: outbound and return airline, flight numbers, dates, and destination

U.S. law doesn't require both parents' permission to travel, but many destination countries do — it's recommended the letter be in English and notarized (USA.gov).

We draft a clear, professional lease agreement between landlord and tenant, notarized for extra formality.

What you need:

• Property address and type
• Full names and ID for both parties
• Monthly rent, payment date, and security deposit
• Lease length (month-to-month, 6 months, 1 year, or other)
• Rules: pets, occupancy limits, maintenance responsibilities, and any other agreed terms

Virginia caps the security deposit at two months' rent, with 45 days to return it after the lease ends (Va. Code § 55.1-1226).
